The answer is quite simple. Home Inspectors are not code inspectors.
In Illinois, Home Inspectors are required to inspect homes per the standards of practice set forth by the state. The standards are very detailed about what is and is not included during a home inspection. The inspector views, analyzes and reports on all systems and components as indicated by the state using the following guidelines:
The International Residential Code (IRC)
The Uniform Plumbing Code (UPC)
The Uniform Mechanical Code (UM)
The National Fire Protection Association (NFPA)
The National Electrical Code (NEC)
These are guidelines which an inspector uses to advise their clients on safety and structural deficiencies in their home. Local codes may follow the same guidelines or be more or less stringent.
