Pre-Drywall Inspection
This inspection takes place right before drywall goes into the new home. This is the best time to inspect all the work that has been completed at this point from the different trades. The inspector will view, inspect and take pictures of the house in this stage. If the inspector notes any deficiencies, it is very easy for the builder to fix it before all the finishes go into the house. This is different from the city building inspectors as they strictly are inspecting against village/city code compliance. The home inspector is inspecting for quality and workmanship.

Final Walk Through Inspection
All the trades have done their jobs and the builder has done their own inspections. Before you sign the papers, bring our home inspector in to check the quality and completeness of their work. We want to make sure it is the way you want it when you sign those papers. Buying a home is one of the biggest investments we make so we want one more check to make sure it is in perfect shape. The home inspector will make sure the trades have truly all worked together and completed their individual pieces the way it was intended.

11 Month Warranty Inspection
Most builders offer a one year warranty on the homes they build. About Your Home Inspection will inspect your home at the end of the warranty period. We will provide you with a full report including color pictures. The report can be shared with your builder as a ‘punch-list’ of items to be addressed. Be sure to check with your builder to determine when you have to have your list completed.

Radon Testing
We also offer Radon Testing at any point after you close. Many municipalities require the builder to install a passive radon mitigation system during construction. This is a good thing but it is still recommended to have the home tested to see if the radon level is below the recommended EPA level.
